If you come from a country with fixed prices or sealed auctions, the Dutch way of bidding can feel confusing. There is no single rulebook, and the asking price rarely tells you what a home will actually sell for. Here is how it works, and how to make an offer that stands out.

The asking price is a starting point

In the Netherlands, the seller and their agent set an asking price (vraagprijs). In busy cities, many homes sell above that price, sometimes well above it. In quieter areas, homes can also sell at or below asking. That is why it pays to look at what similar homes in the same street or neighbourhood actually sold for, not just at what they were listed for.

How an offer is made

Your offer is usually made by your buying agent to the seller's agent. Depending on the situation, the seller may:

  • Accept your offer

  • Make a counter offer, after which you can respond

  • Start a bidding round when there are several interested buyers, where everyone submits one final offer before a deadline

An offer is not a contract yet. The deal only becomes binding once it is put in writing in the purchase agreement.

What makes an offer strong

The highest price does not always win. Sellers look at the full package:

  • Price, based on recent sales and the condition of the home

  • Conditions (ontbindende voorwaarden), such as financing or a building inspection. Fewer conditions can make your offer more attractive, but also mean more risk for you

  • Transfer date, matched to what the seller needs

  • Certainty, for example a strong mortgage indication

Why a buying agent makes the difference

A buying agent knows the local market, recent sales and how the seller's agent usually works. They can tell you what a realistic price is, which conditions are wise to keep and how to time your offer. Our agents prepare every bid with this data, which is how we win 9 out of 10 bids.

Bottom line

Bidding in the Netherlands is less about luck and more about preparation. Know your budget, know the local prices and present a complete, confident offer. Want help with your next bid? Book a free strategy call with one of our agents.
