Moving abroad for a while, but not ready to sell your Dutch home? Renting it out can be a smart choice. It does take some preparation, especially when you will not be around to handle things yourself.
Arrange these things before you go
Ask your mortgage lender for permission. Most Dutch mortgages are meant for homes you live in yourself. Renting out without permission can break your mortgage terms.
Check the rules in your municipality. Some cities require a permit or have specific rules for renting out a home.
Inform your insurer. Your home insurance may need to change when tenants live there.
Owners' association (VvE). For apartments, check the house rules of the VvE about renting out.

Think about taxes
When the home is no longer your main residence, the tax treatment usually changes. For example, the mortgage interest deduction generally stops, and the home may count as an asset for tax purposes. Ask a tax advisor what this means for your situation before you sign a rental contract.
Finding reliable tenants from abroad
The biggest risk is not finding a tenant, it is finding the wrong one. A good rental partner:
Screens tenants on income, employment and references
Uses a clear contract that fits Dutch rental law
Handles viewings, check-in and check-out
Is your point of contact for repairs and questions while you are away
Bottom line
With the right preparation, renting out your home while you live abroad can be simple and stress-free. Our rental management team takes care of tenants, contracts and day-to-day questions, so you do not have to.
